Terms of Service

Effective 2026-09-22

These terms are the agreement between you and LEVELSHEET LLC (“we”, “us”) for your use of LevelSheet at levelsheet.com. Using LevelSheet means you accept them. If you are accepting on behalf of a company, you are telling us you are allowed to.

1.What you get

A licence to use LevelSheet for your own construction estimating work, for as long as your subscription is paid up. The licence is yours to use, not to resell, sublicense or rebuild as a competing product.

2.Your work is yours

Your projects, bids, prices, item library, customer details and uploaded plans belong to you. We do not sell them, and we do not use them to train anybody’s models. We hold them so the software can show them back to you, and we use them to run and support the service — nothing else.

You can export your bids and proposals at any time. If you cancel, ask us and we will get you your data out.

3.‼️ Estimates are estimates — read this one

LevelSheet is a takeoff and estimating tool. It measures what you draw and calculates from the numbers you and your library give it. It does not know what is actually on the plans, what the specification says, what the inspector will want, or what you will find when you dig.

Every quantity, weight, volume, length, count and price the software produces is an ESTIMATE. You are responsible for checking it. Do not send a bid, order material or build from a number you have not verified against the actual construction documents and the conditions on site.

LevelSheet is not engineering. Nothing the software produces — including rebar sizes, spacings, laps, bends, bar lists, cut lists or shop drawings — is a structural design, an engineering opinion, or a substitute for a licensed engineer of record. Reinforcement must be designed, specified and approved by qualified professionals, and fabricated and placed to the approved drawings.

We are not responsible for bids that lose money, bids that do not win, material ordered short or long, rework, delay, or any other loss arising from a number the software produced or failed to produce.

4.What you are responsible for

  • Checking every quantity against the real drawings and the real site before you use it.
  • The accuracy of the prices, waste factors, margins and defaults in your own library.
  • Anything you send to your customers, including proposals generated by LevelSheet.
  • Keeping your login to yourself, and telling us if somebody else gets into your account.
  • Having the right to upload the plans you upload.

5.Paying for it

Subscriptions are billed monthly or yearly in advance through Stripe. Extra estimators are billed per seat. Changing the size of your team changes what you pay from that point, prorated for the rest of the period.

There is no contract and no notice period — cancel and you keep the service until the end of the period you have paid for. We do not refund part-used periods, but if something has gone wrong, write to us and we will sort it out like people.

Prices can change. If they do, we will tell you before it affects you, and never mid-period.

6.The service is provided as it is

We work hard to keep LevelSheet correct and available, and we cannot promise it is free of errors or that it will never be down. To the fullest extent the law allows, LevelSheet is provided “as is”, without warranties of any kind, express or implied, including fitness for a particular purpose.

7.Limitation of liability

To the fullest extent the law allows, we are not liable for indirect, incidental, special or consequential losses, or for lost profits, lost bids, cost overruns, rework, delay, or loss of data or goodwill, whether or not we were told such losses were possible.

Our total liability to you for any claim arising out of or relating to LevelSheet will not exceed the amount you paid us in the twelve months before the claim arose.

Some jurisdictions do not allow some of these limits, so parts of this section may not apply to you.

8.Who else is involved

Running LevelSheet means other companies handle parts of it: Supabase, Vercel, Stripe, Resend, Anthropic, HeyCatch. What each of them does is set out in the Privacy Policy.

9.Ending it

You can stop using LevelSheet whenever you like. We can suspend or end an account that is not paid up, that is being used to break these terms, or that is being used to harm other people — and where we reasonably can, we will tell you first and give you a chance to fix it.

10.Changes to these terms

We may update these terms. If a change matters to you, we will tell you before it takes effect, and the date at the top of this page will change. Carrying on using LevelSheet after that means you accept the new version.

11.Law and disputes

These terms are governed by the law of Utah, and any dispute belongs in the courts of Utah. If any part of these terms turns out to be unenforceable, the rest still stands.
